Our standard listing agreement is for a 6 or 9 month term. We are confident that if you follow our value guidance, your home will sell much quicker, but 9 months will give us adequate time to adjust for any sudden changes in the local market. If a home fails to garner an offer in the first 45 days on the market, its time to review the market and consider a price adjustment.

The overwhelming majority of homes listed on the MLS are offering 2.5% or 3% Commission to Cooperating/Buyers Brokers. To ensure your home competes in the market, we feel offering 3% ensures you’re on a level playing field with your competition and is the best choice. But ultimately the choice is yours. It should be noted that our Policy does NOT permit a change to this commission once its posted to the MLS. You may not use the commission in the negotiations with a buyer and/or his/ her Realtor.

The choice is yours. However, we recommend using your savings to get an edge on your competition. Since most sellers pay a higher commission when listing their homes, other homes in your community, your competition, must sell for a higher sales price to net the same as you.

Yes. You may request that we place your home Temp off Market, at anytime during the listing period, except when a Contract is in effect. You may then extend the listing agreement for a time period equal to the time off market. There is NO fee for this.

Coming soon arrived to Real Estate approx. 2015. It’s used for various reasons, but ultimately Home Sell and Save offers Coming Soon to sellers who wish to test the market to see if they can get what they want or need to start the next chapter of their lives.

Yes. Unless there is a purchase contract in effect you may cancel the listing agreement at any other time, without penalty. Such a request must be made in writing, email is permissible. Please note we do charge a $100 Fee to place the home back on the market, after its been Cancelled.

Once you have signed our listing agreement and paid the advance fee, you’ll be assigned a unique email address just for your home. The email is part of our Forms and Contract software, AppFiles. Your unique email will be this format: XXXX@homesellandsave.appfiles.com. The system will generate and assign a 4 digit number in place of the x’s. All correspondence sent to this address will be forwarded to you.

Yes. The fact is we are here to help you sell your home. If you select the Market Tester or Flat Fee MLS plan, support is offered through email. Should you require additional support, feel free to schedule a call. For our Hybrid customers, phone support is available as needed on demand.

Our first priority is accuracy, so your input is not only encouraged, but is required.

A listing requires little maintenance after the initial loading and review, however, . there are NO fees for changes throughout the term of the Listing Agreement.

The short answer is Yes. The long answer is that we will direct all buyer inquires about your home, directly to you. This is a benefit that traditional brokerages will not offer. If the buyer is not interested in your home, Home Sell and Save will offer our buyer services to find another suitable home.
